Do porches need foundations?
All porches need foundations. It might seem like an undue effort to lay foundations for a small porch, but without them a porch will be flimsy, vulnerable to subsidence and unlikely to feel like an integral part of your house. We’ll usually send a surveyor to your house before we plan your porch to check where its foundations will be, verify the type of soil you have and check for any adverse conditions which might change the depth of foundation required.
How big can a porch be without needing planning permission?
You can usually build a small porch without planning permission, with extensions of this kind coming under “permitted development” by law. For this to apply the porch must be no larger than three metres squared, with the forwardmost part of the porch at least two metres away from both the boundary of your property and the road. The porch may not be more than three metres tall. If you’re concerned your new porch might have to go through the planning process, it’s always best to contact the relevant local authority before proceeding.
Does adding a porch add value to your home?
This depends on the function the porch provides, and your home’s layout. If your front door opens straight into a room without an area for shoes or coats, a porch will clearly add utility (and therefore value) to your home. Adding a porch to a house which already has space in the entrance hall for shoes, hats and coats might increase its “curb appeal”, but is unlikely to add very much to its price. On balance, however, a porch with a solid front door adds an extra layer of security to your home, which will probably apply gentle upward pressure to its market price.
What is a good size for a porch?
If you don’t want to go through the municipal planning process, you’ll have to ensure your porch takes up no more than three square metres. Otherwise, the ideal size of your prospective porch depends on its intended use. A porch 1.75 metres long will function very well as a repository for outdoor layers, shoes and coats, but if you prefer to sit down to put on your shoes you might want to fit a wider porch to accommodate a bench.
